LAKE FOREST AT ST LUCIE WEST RULES & REGULATIONS

The following information is a brief synopsis of the rules and regulations that govern Lake Forest.  PRINT VERSION HERE

Any exterior changes to your home require prior approval from the
 Architectural Control Committee.

 

Basketball hoops (portable) Rule #05232006-1:

Must be placed within 5 feet of the garage apron.  Structures are not allowed on grass, landscaped areas or common ground.  No in ground or house mounted structures allowed.

 

Commercial Trucks, Trailers, Campers and Boats - Page 11 - Section 12:

Not allowed to be parked or stored on any lot but may stored in the garage.  See Rule #05232006-1-2 for detailed explanation of a commercial vehicle.

 

Fences - Page 11 - Section 13:

No fences, walls or other structures are allowed unless approved by the Architectural Control Committee.

 

Fitness Center - Rule # 08312005-8-2:

Only persons 17 years of age and older are allowed.  Sanitize equipment after use.  Music should not disturb other patrons.  No smoking, alcohol, illegal substance, food or pets are allowed.  Please turn off lights when leaving.  Notify property manager of any damages or broken equipment.  772-878-1944.

 

Irrigation - Page 11 - Section 6:

Owner is responsible to operate the lot irrigation system in order to maintain the landscaping.

 

Holiday Decorations - Rule #11302006-3:

Cannot be displayed on any home or on the owners’ property earlier than 45 days prior to the holiday and must be removed within 14 days after the end of the holiday. 

 

Leasing - Page 12 - Section 19: 

No lease may be made for less than a six month period nor more than 2 times during any twelve month period.  All owners are responsible for the actions of their tenants.  See Rule #08312005-6 & 7 for a detailed explanation.

 

Lot Maintenance - Page 5 - Section 9:

Each individual lot owner shall provide exterior maintenance for their home.  This includes maintaining the cleanliness of the home in regard to the roof, driveway, walkway and mailbox.  The owner is responsible to re-paint when required.   Any landscaping maintenance (except for mowing) in the back and side yard opposite utility side is the responsibility of the homeowner. 

 

Nuisances - Page 11 - Section 6:

No noxious or illegal activity shall be carried upon any lot, nor shall anything be done thereon which may be or may become an annoyance or nuisance to the neighborhood or any other Lot Owner.  In addition, no weeds, underbrush or other unsightly growths shall be permitted to grow or remain upon any lot. 

 

Parking Rule # 09132002 - 2 / 06202006-2:

Parking is prohibited on a sidewalk, within an intersection, on a crosswalk, in front of a driveway, within 15 feet of a fire hydrant, within 20 feet of a crosswalk at an intersection or on the grass.  No parking is permitted on any street between 1 and 6 AM.  During remaining hours, vehicles must be parked with the passenger side to the curb.

 

Pets - Page 11 - Section 10:

No more than 2 pets allowed and must be kept on a leashed when not in the home.  All owners

MUST PICK UP AFTER THEIR PETS! No breeding of pets is allowed. 

 

Signs - Page 11 - Section 8:

No signs of any kind are allowed on the lawn or in the window with the exception on an alarm notice which must be on the lawn within 10 feet of the front door.

 

Single Family Dwelling - Page 22 -

All homes are single family dwellings for one family.  (Multi family dwelling is not allowed). 

 

Speed limit - Rule #09132002- 2:

Motorists are requested to follow the 25 mile per hour speed limit. 

 

Swimming / Pool and Spa Area - Rule  # 09132002-1 / 08312005 -4-2:

Swimming is permitted from sunrise to sunset.  Night swimming is not allowed.   Children under the age of 17 must have adult supervision.  Children in diapers must wear swim diapers.  No glass containers allowed.  No drink or food within ten feet of the pool.  Only authorized guide animals are allowed.  No soap in the pool or spa area. 

 

Temporary Structures, Trailers, RV's - Page 11 - Section 7:

No temporary structures, trailers, tents, mobile homes or RV's shall be permitted either temporarily or permanent.

 

Trash and Recycle Containers - Page 11 - Section 6:

All garbage or trash containers must be stored in the garage or placed so they are not visible from the street or adjoining properties. 

Rule #08312005-2 - Trash may not be placed near the street for pickup before 8 pm the evening before and put away before 10 PM the night of pickup.

 

Unkempt Conditions - Unsightly objects - Page 11 - Section 6:

No refuse pile or unsightly objects shall be allowed to be placed or remain anywhere  thereon and in the event that the owner shall fail or refuse to keep the area free of weeds, refuse piles or other unsightly growth or objects, then the Association may enter upon the premises and remove at the expense of the owner and such entry shall not be deemed a trespass. 

 

Yard & Garage Sales - Rule #09132002-2:

Individual garage sales are not permitted.  The association allows one per year on a specific date for all homeowners.
